5-bedroom properties are those that have five allocated bedrooms. This type of property would suit a medium to large sized family. There are some 5-bedroom properties advertised as having a separate room for a maid/driver and some have their own attached bathroom too. Technically such properties would be considered to have 6 bedrooms. Over 85% of all 5-bedroom properties available for rent in Qatar are villas. The remaining 15% of 5-bedroom homes for rent are apartments, penthouses, townhouses or on the odd occasion a triplex with a large roof terrace: perfect for outdoor entertaining.
It is advisable to check the facilities being offered and also the layout of the property as some agents do not always list all the amenities fully. It is also best to view any properties that interest you in person as there are many aspects of the home that you can gauge better when you visit the property.
A villa is a property/house that is usually set out over two or more floors. In Qatar you can find two kinds of villas: either standalone villas or compound villas. A standalone villa is defined as a villa that has boundary walls and stands on its own private land as a detached and separate entity. A compound villa is defined as a villa that is located within a residential compound or "neighbourhood/society". Compounds vary in size and can be anything from a handful of villas to hundreds in the much larger compounds. Both have their benefits and drawbacks for example, standalone villas offer more privacy for their occupants and compound villas usually benefit from many more amenities, security and maintenance. There is a wide variety of villas available in Qatar with varying amenities and suitable for most budgets.
Al Kheesa is a district in the Al Daayen municipality of Qatar. The word "Kheesa" is the Arabic for "large garden" and was given this name due to the abundant green gardens and cedar trees in the area. As part of the Qatar National Master Plan (QNMP) report in 2014 which discussed the development plans for the municipality of Al Daayen, it was stated that Al Kheesa would benefit from the facilities offered by Rawdat al Hamama as one of the two municipality "District Centres" due to their proximity. Al Kheesa was thus divided into 4,135 plots of land which in total were estimated will house a total of 26,000 residents. This development is in line with plans to make Al Kheesa the southern hub of the municipality due to it closeness to Doha. The intention was that the overspill of population and housing demand from the northern part of Doha would be absorbed by this southern region of Al Daayen and that Al Kheesa would naturally see a rapid rise in residents.
The location of Al Kheesa next to the Al Shamal Road (Q1) makes it an ideal location for families to rent homes in, especially as there are already several renowned international schools in the area and from September 2020, ACS International School in Doha will begin receiving students at their brand-new state-of-the-art campus. Many expatriate families will no doubt be looking to find suitable homes to rent in the area. In addition to the schools in the area, the biggest mall in Qatar the Doha Festival City Mall (DFC) is nearby as well as the O2 Mall. There have already been many new residential compounds constructed in al Kheesa offering villas and apartments for families to rent.
